CAN I HAVE PETS LIVING IN AN HOA
Maybe... A lot of HOAs have rules or at least guidelines on how many, what kinds, and size of pets you can have. Depending on the HOA you could have 1 pet under 35 lbs... Maybe you can have 2 pets max with no weight restrictions... or perhaps you pets aren't allowed at all. 

This information is usually posted on the listing. If you're having a hard time seeing it ask me and I can help. Pro-tip: Don't always believe what is on the MLS because often the agent puts the wrong information so it is best to get the CC&R's after we go under contract and double check the rules. 

WHAT ARE THE UPFRONT COSTS?
You will have to come out of pocket for... Earnest money and any inspections you want to do.

For most first time buyers earnest money is between $500 to $5,000. This amount we can decide on when we find the right house.

A regular home inspection is usually $350 and up. You can do Meth tests, Radon tests, Sewer scopes and each one of these are usually $100+ per test. 

HOW LONG DOES IT TAKE TO CLOSE ON MY NEW HOME? 

If you are using cash we usually close in about 5-7 days.

If you are using financing to buy the home it usually takes 30 days. I have had some financing deals close as fast as 2 weeks and some take as long as 2 months. It just depends on the borrower and the lender they are working with.
